As a short-term rental property manager and real estate agent in Northern Wisconsin, I've learned that great STR design isn't about spending the most money. It's about intention. Here's what actually moves the needle.
Start With a Story
The rentals that stand out don't feel like generic vacation homes — they feel like somewhere. A clear theme or narrative gives a property personality and makes it memorable. Think a moody, cabin-in-the-woods retreat, a bright classic lake house, or a cozy Nordic-inspired escape. When a space has a point of view, guests remember it, photograph it, and tell their friends about it.
A strong concept also makes every downstream decision easier: furniture, colors, art, and even the listing title all flow from the story you're telling.
Design for the Camera
Here's an uncomfortable truth: most guests decide whether to book in a matter of seconds, based on your photos. That means your design has to photograph as well as it lives. Good natural light, intentional styling, layered textures, and one or two showstopper moments — a statement bed, a dramatic view framed by the window, a beautiful bathroom — are what stop the scroll.
Professional photography is non-negotiable. It's the single highest-return dollar most owners can spend, and it's where amateur listings give themselves away.
The Amenities That Earn Their Keep
Certain features consistently justify a higher nightly rate because guests search for them specifically. In the Northwoods, that means hot tubs, saunas, fire pits, and increasingly the cold-plunge-and-sauna wellness ritual that turns a stay into an experience. A well-chosen amenity doesn't just raise your rate — it becomes the reason someone books your cabin over the one next door.
You don't need all of them. You need the right one or two, executed well.
