7 Signs Your Airbnb Needs a Redesign

An Airbnb redesign doesn’t always mean tearing everything out and starting over. Sometimes the bones of the property are great, but the furniture, layout or overall design has stopped doing the property any favors.

Here are seven signs it may be time to take another look at the space.

1. The property feels dated

Furniture and decorating trends change, and vacation rental competition has changed along with them. A property that felt fresh five years ago may now look noticeably dated next to newer listings.

You don’t necessarily need to replace everything. Updating a few major pieces, lighting, paint or textiles can sometimes completely change how the property feels.

2. Every room feels different

A common problem in vacation rentals is that they are furnished over time with whatever is available. The living room may feel rustic, the bedroom may feel farmhouse and the dining room may be completely modern.

Individual rooms can still have personality, but guests should feel like they are moving through the same property.

3. Your property looks better in person than in photos

We hear this a lot, and it’s usually a sign that the design isn’t translating properly online.

Airbnb is a visual platform. If the rooms don't create interesting photos, guests may never get far enough to discover that the home is actually much nicer in person.

4. You keep adding more décor

Sometimes owners know something feels unfinished, so they continue adding things. Another sign, another pillow, another object on the shelf.

Eventually, the problem isn't that the room needs more. It needs a clearer direction.

Editing a room can be just as important as adding to it.

5. The furniture doesn't work for your occupancy

If your Airbnb sleeps ten but your dining table seats six, guests notice. The same applies to living-room seating, storage and outdoor spaces.

The design should support the number of people you are asking to stay there.

6. Guests keep mentioning the same things

Reviews can tell you exactly where the property is struggling. If several guests mention uncomfortable beds, poor lighting, limited storage or a lack of seating, those aren't isolated comments anymore.

Repeated feedback can help identify where redesign dollars will make the biggest difference.

7. Your competition has improved

Vacation rental owners are investing more in design and photography. If surrounding properties have improved while yours has stayed the same, your listing can slowly become less competitive without anything technically being “wrong” with it.

A redesign can help bring the property back into the conversation without necessarily requiring a complete renovation.
