A beautiful vacation rental is great, but a beautiful vacation rental that actually feels good to stay in is better.

When we design a property, we are not only thinking about what will look good in photos. We are thinking about how the home will function when real people are using it, what guests will remember after they leave, what will hold up over time, and where an owner’s money will make the biggest impact.

Start With How You Want the Home to Feel

One of the first things we think about is the overall feeling of the home. Before buying furniture or choosing paint colors, it helps to decide how you want the property to feel.

Maybe you want it to feel warm and cozy, calm and grounding, elevated and luxurious, or relaxed and family-friendly. Once that direction is clear, the rest of the design decisions become much easier.

A common mistake is buying individual pieces that look good on their own without thinking about how they work together. A beautiful sofa, rug, and light fixture can still create a room that feels disconnected if they all belong to different styles.

Starting with the feeling of the property helps everything feel more intentional.

Create Something Guests Will Remember

We believe every vacation rental should have a few memorable moments.

That does not mean every room needs something dramatic or expensive. Sometimes it is a cozy reading chair overlooking the lake, a fireplace wall, an oversized dining table, an unexpected wallpaper, or a porch that feels especially inviting in the morning.

Guests may not remember every piece of furniture, but they will remember how certain spaces made them feel.

Design for Real People, Not Just Photos

Function matters just as much as appearance.

Vacation rentals are used by many different people, so we are constantly thinking about how guests will actually move through the home.

Is there somewhere to put luggage? Can someone charge their phone next to the bed? Is there enough seating for the number of guests the property sleeps? Is there enough lighting at night? Is there somewhere to set a drink beside the sofa?

Those small details are often what make a stay feel effortless.

Know Where to Spend More

We also think carefully about where to spend more and where it makes sense to save.

You do not need the most expensive version of everything. We usually care more about the pieces guests physically interact with, like mattresses, bedding, sofas, dining chairs, rugs, lighting, towels, and outdoor seating.

Those pieces have a bigger impact on comfort and tend to experience more wear.

The goal is not to make the property feel expensive. It is to make it feel considered.

Give the Space Room to Breathe

Another thing we see often is overdecorating.

Vacation rentals can quickly become visually overwhelming when every surface is filled, every wall has something on it, and there are too many pillows or decorative signs.

Guests are bringing their own belongings into the space, so they need room to actually live there.

Leaving a little breathing room can make a property feel calmer, cleaner, and more elevated.

Make It Photograph Well and Feel Even Better in Person

A vacation rental has to photograph well.

Your listing photos are often the first interaction someone has with the property, so the design needs to catch attention online. But it also has to live up to those photos in person.

We think about both.

Sometimes that means creating a strong focal point in a room. Sometimes it means moving furniture so the layout works better. Sometimes it is as simple as changing the bedding, replacing a light fixture, or removing clutter.

The best properties catch someone's attention online and then feel even better once they arrive.

Let the Property Keep Its Character

We also think it is important to let the property tell you what it wants to be.

Not every cabin needs to become modern. Not every lake house needs to be white and beige. Not every older property needs to hide its age.

Some of our favorite spaces have character because we worked with what was already there instead of trying to erase it.

Old wood walls, vintage furniture, or an unusual layout can become part of the experience when the rest of the design is thoughtful.

The goal is knowing the difference between what gives the home character and what simply makes it feel outdated.

Don't Forget About the Experience Outside

Outdoor spaces deserve just as much attention, especially for vacation rentals in Wisconsin.

Sometimes a great fire pit, comfortable outdoor seating, a dock, a sauna, a hot tub, or even a pair of chairs overlooking the water can have more impact on the guest experience than another decorative piece inside.

We always think about what guests are coming to the property to do and how the design can make that experience better.

Make Every Bedroom Feel Intentional

Bedrooms are another area that can easily become an afterthought.

Every bedroom should still feel finished and intentional.

Guests notice whether the bed is comfortable, whether there is somewhere to set a phone, whether the room has good lighting, and whether there is enough space for luggage or clothing.

A bedroom does not need to be elaborate, but it should feel like someone thought about the person staying there.

Design Beyond the Trends

We also try not to design completely around trends.

Trends can help a property feel current, but they can also make a space feel dated quickly.

We tend to keep the larger, more expensive decisions more timeless and use smaller pieces to bring in personality.

A sofa may stay in the home for years, while artwork, pillows, and accessories are much easier to change.

Ask One Simple Question

At the end of the day, good vacation rental design is not only about making a house prettier.

It should improve how the home feels, how it functions, how it photographs, how it holds up, and how guests experience their stay.

Before making a design decision, we like to ask one simple question:

Will this actually make the stay better?
