What Do You Get With Our Management Fee?

One of the most common questions we hear from owners is simple:

What exactly am I paying for with a property management fee?

At Wilder Stays, our management fee is 20%, and we believe owners should understand exactly what that fee represents.

For us, property management is not just listing a home online and responding when a guest sends a message. It is managing the entire experience around the property so the owner does not have to carry the day-to-day responsibility themselves.

Your Listing Is Actively Managed

A vacation rental listing is never really finished.

We continue to pay attention to how the property is presented, how guests are responding to it, and whether anything needs to change.

That includes keeping listing information accurate, helping position the property well, making updates when needed, and looking for opportunities to make the home more appealing to future guests.

We want the listing to continue reflecting the property as it evolves.

Guest Communication Is Handled for You

Guests have questions before they book, after they book, during their stay, and sometimes after they leave.

We handle that communication so owners do not have to keep checking their phone throughout the day or worry about missing something important.

That may mean answering questions about the property, helping someone with check-in, responding to an issue during the stay, or simply making sure guests feel supported.

Our goal is to make communication feel helpful and personal without making the owner feel like they are constantly on call.

We Coordinate the Moving Pieces Behind Every Stay

There is a lot happening between one guest leaving and another arriving.

Cleaning needs to happen correctly and on time. Supplies need to be stocked. Maintenance issues need to be noticed. The home needs to be ready.

We help coordinate those pieces so the property can continue operating without the owner having to manage every person involved.

When something needs attention, we work with the appropriate people to help get it handled.

We Focus Heavily on the Guest Experience

One thing that is especially important to us at Wilder is how the stay actually feels.

We think about the small details that can make a guest feel more comfortable, more welcomed, and more connected to the property.

That can include thoughtful welcome information, both digital and physical, recommendations for the area, journals or personal touches in the home, and helping owners identify amenities or experiences that could make the stay better.

If an owner wants to add something like a welcome basket, additional toiletries, or another special touch, we can help think through those details too.

We want guests to remember more than the house.

We want them to remember the experience they had there.

We Help Protect the Property

Managing a vacation rental also means paying attention to the home itself.

Our team, cleaners, and partners are regularly inside the property, which gives us opportunities to notice when something is damaged, missing, wearing out, or simply needs attention.

Problems are much easier to deal with when they are caught early.

Our goal is not just to keep the calendar full. We want the property to continue being cared for over the long term.

We Help Owners Make Better Decisions

Because we see the property through both the guest and management side, we are able to notice opportunities owners may not see from a distance.

Sometimes a room needs to function better.

Sometimes an amenity could improve the experience.

Sometimes the listing needs a change.

Sometimes a piece of furniture is creating more problems than it solves.

We share those observations with owners and help them think through what improvements are actually worth making.

We do not believe owners should constantly be spending money on their rental.

We believe in making thoughtful improvements where they can have a meaningful impact.

Design and Management Work Together

Design is also part of how we look at properties.

A beautiful space matters, but for a vacation rental, the design also needs to be functional, durable, and comfortable for guests.

Because we manage properties ourselves, we see what guests actually use and what tends to hold up over time.

That experience helps us make better recommendations when something at the property needs to change.

We are always thinking about how the space looks, how it functions, and how it contributes to the overall guest experience.

Someone Is Paying Attention

This might be the biggest part of what our management fee provides.

Someone is paying attention.

Someone is thinking about the next guest.

Someone is coordinating the cleaner.

Someone is answering the question.

Someone is noticing that something needs to be repaired.

Someone is thinking about how the property could improve.

Someone is there when something does not go according to plan.

The value of property management is not only the individual tasks being completed.

It is the peace of mind that comes from knowing you do not have to personally manage all of those tasks yourself.

Our Goal Is to Make Ownership Feel Lighter

Owning a vacation rental should not mean creating another full-time job for yourself.

Our goal is to take as much of the operational weight off the owner as possible while still keeping them informed and involved in the decisions that matter.

Our 20% management fee reflects the time, communication, coordination, guest care, property oversight, and attention that goes into managing a home well.

We want owners to be able to enjoy the benefits of owning a vacation rental without constantly worrying about what is happening at the property.

That is what full-service management means to us.

If you are looking for someone to help care for your property, your guests, and the details in between, we would love to learn more about your home.

Tell us about your property and see if Wilder Stays could be the right fit.
